While speaking with one of my clients a couple of years ago, they shared with me that they planned to downsize when their youngest child leaves for college. They have only performed general maintenance on the home – no updates other than paint during the last 10 years.
Suggestions that I gave to them included, “Go ahead and do this work NOW; that way you can enjoy it for another year or two.” They immediately addressed nearly all of the tips below and are loving their ‘new’ home at the same time! Speaking with the Mrs. this week, she exclaimed, “That’s the best advice EVER!” She shared with me how much more they’re enjoying entertaining after de-cluttering and making many of these changes in their home.

Charlotte home buyers want move-in-ready well over 90% of the time. Our lives are incredibly busy now so, we can’t possibly have time to make renovations after a major move! At least that’s the mentality of most homebuyers in 2016!
As a seller, you want to give the buyers what they want so that you can make the most from the sale of your home. What features do buyers want in a home? Here are the top 10 items that most buyers are in search of when it comes to locating their dream homes:
- Granite kitchen countertops with tile (many prefer subway tile) backsplash
- Neutral paint throughout the home
- Hardwood floors throughout – yes, even upstairs, although some buyers do still like carpeting in the bedrooms.
- Granite bathroom countertops
- Stainless steel appliances
- Tiled bathrooms
- NO BRASS – one of the biggest complaints we get with buyers is they absolutely do not want to have to change out all of the brass.
- With regards to #7, if you’re getting rid of the brass-trimmed shower enclosures, convert it to a frameless shower enclosure.
- Updated lighting – bright spaces are far more inviting to buyers.
- Hardscaping in the backyard
- Fire pit or fireplace
- Outdoor kitchen
- Covered porch/patio
