Don’t Let That Charlotte Dream Home Slip Right Through Your Fingertips
After a recent experience with a Charlotte home seller, I thought it may be helpful to share this experience for you Charlotte home buyers out there–at least the ones who read our updates! Now, this can also apply to sellers who think that their home is worth more than it is but, that’s a whole other article topic!
We’re seeing more and more of a shift toward a sellers’ market in Charlotte in-town these days. Some communities are extremely strong for sellers, others not-so-much but, many are neutral. Buyers are seriously shopping for those homes for sale this month as we are coming upon the typically slower OCT-NOV-DEC-JAN months in home sales. Despite the expected ‘slower months,’ we’re certainly seeing more and more multiple-Offer situations in many of our inner-city communities.
One of my motivated sellers was in negotiations with interested buyers recently. The buyers were notified, through their agent, of our sellers’ final Offer–‘as low as they’ll go,’ ‘bottom-line’ Offer. With multiple second showings and little time on the market, the sellers were aware that they were on the brink of a multiple Offer situation.
The original buyers felt no sense of urgency in responding and sure enough, another Offer came in. The second Offer was even better than the first and the first party was notified of the second Offer. The first party responded with yet ANOTHER counterOffer, even after being told that my sellers were giving them their final BOTTOM-LINE Offer AND that we had received another Offer! As much as my sellers felt strongly about entertaining that first Offer (first-come, first-served courtesy), they just could not pass up this new, stronger Offer.
The first buyers thought my sellers were ‘bluffing’ so they continued to ‘negotiate’ with my sellers. The real kicker here is that the buyers lost this deal because they wanted to push the sellers down yet another $5,000. Now, they’re back in the car in search of another home that will surely not compare to the one that they lost.
Was it really worth losing their dream home over $5,000? My sellers, who love their home, seriously doubt it but, that’s exactly what happened!
Charlotte home buyers, we’re no longer in as strong of a buyers’ market as we were last year in our inner city communities. Do take that into consideration when you find that perfect home. $5,000 over a 30-year mortgage period is minimal compared to the heartbreak that these buyers felt. If you really do love a home, don’t let it slip through your fingertips!
