Home Seller Advice:
Charlotte Home Sellers – Cash In By Making an Old Home, New Again
Back in the 80’s, you bought your move-up home! You took a tour of the home with your agent and simply fell in love! The beautiful new linoleum floors, the most gorgeous Formica countertops in the kitchen you had ever seen and the brand-new, shiny white appliances in the kitchen were just the cat’s meow and certainly far too much to resist.
You bought your home, you made it your own and have lived in it for years – comfortable as comfortable can be! You’ve maintained the home like a baby! Your heating and air conditioning have been replaced and your roof was replaced in 1999 – “nearly brand new!”
Now, it’s time to downsize – maybe even make that move to the beach, as retirement is in your very near future. You’re thinking of selling your home and you still love those white appliances – which have since been replaced with newer models. You really didn’t want two different colors in your kitchen so, you stuck with the white. OH and you’ve cared for those countertops and the linoleum floors like nobody’s business!
You’ve lived here and loved this home for all these years; why wouldn’t a buyer fall in love with your home – just like you did?
Here’s why! We live in a society that is always on-the-go! Our jobs are demanding, our children are taking us in 1,000 different directions and we are caring for aging parents. In addition to an incredibly busy lifestyle, home buyers have a laundry list of ‘things to do’ to get through the home buying process.
When looking for a new home, the vast majority of buyers want move-in ready – and that means fully updated! They ‘may’ consider painting but, for the most part, their time is limited and if they’re buying a resale home, they’re expecting ‘new construction perks.’
Updated homes are hitting our Charlotte market and before you can blink, they’re gone! The updated homes are going at a premium these days as well. Those with out-dated appointments are neither as desirable as their counterparts but, they also will bring significantly less money.
Most websites will tell you that there is a certain ROI (return on investment) based on which areas of a home are updated and the extent of the updates. We know this market and know with certainty that the areas that we specify that need updating are not only going to recoup your investment but, you’ll be able to sell your home for more money.
Another misconception is sellers comparing their home in only square footage. Yes, the home down the street just sold for $500,000 but, that home had ALL of the upgrades. When a buyer sees your home compared to that one, they will not only apply a serious discount to their Offer but, one that is truly far larger than the cost of doing the actual renovations BEFORE you list your home.
So, if you’re living in your somewhat old or older home, consider adding value to your home BEFORE you list! You’ll be glad you did…and you’ll love the updates so much, you’ll find yourself falling in love with your home all over again!
