I once had a seller begin discussing things that he would be willing to convey with buyers because he always waited for the sellers to arrive before he left. It happened to be the buyers so, when they presented the Offer, all of those items were included, leaving my seller no room to negotiate anything but, price. It definitely didn't play in his favor! When he realized his error, he pronounced at the Closing table that he should have listened to his agent! ;-) I agree, Michelle.
