Top 5 Charlotte Home Buying Mistakes to Remember on Memorial Day

This year be sure to take the time on Memorial Day to remember all of those who’ve served our country. You’ll also perhaps want to make the effort to memorialize those who have made bad Charlotte real estate investments — and learn from their mistakes!

Below are five common and costly mistakes buyers make when purchasing Charlotte real estate.

1. Using a High-Pressure Agent
Yes, REALTORS® do have a lot to gain if you purchase a home. Unfortunately some may not have YOUR best interests in mind. Be wary of agents who push a hard sale and utilize high-pressure tactics. Listen to your ‘gut’ – if you feel like you’re being pushed, back away.

2. Buying in an Area that Doesn’t Suit Your Lifestyle Needs
Even if the house has been maintained well and it’s priced at a steal, you might not want to make the investment if it just doesn’t suit your lifestyle needs. Many Charlotte home buyers select their homes prior to driving the area and scouting out the locations, taking into consideration their more frequented ‘stops.’ Keep in mind that a home in the suburbs may have more square footage and be on a larger lot but, when you discover that the Google map showed a 20-minute drive, that wasn’t during rush hour, it may be a bit more of a commute than you’re willing to make! Commute time is KEY when buying a home in the Charlotte Metro region. Be sure to drive the routes that you will be taking most frequently PRIOR to making an Offer on that home that ‘seems so close to everything!’

3. Disregarding Comparables
If you’re particularly interested in a property, your REALTOR® should provide comparables to help you determine if the home is priced fairly. Bear in mind that even if a property has multiple Offers and appears to be perfect, that doesn’t mean that it’s priced right.

4. Underestimating Repairs
Of course sellers are going to try and minimize the amount of work that needs to be completed on their homes for sale. Seek the advice of professional contractors for any major renovations after the Charlotte real estate has been inspected. Also, make sure you tack on a little extra to the renovation budget, as costs usually go over your original estimates.

5. Over-leveraging Yourself
Over-leveraging is when you carry more debt than you can manage. As a homeowner, it’s not wise to finance everything to the point that there is no cash flow. This makes it hard to be fiscally flexible if issues arise.

The Pros and Cons of Making an Immediate Offer on a Charlotte Home

Once you’ve found a house you are interested in buying, it’s difficult to know when to make an Offer. If you like the Charlotte home, there are likely other buyers who like it as well. You’re not the only one who can spot a good buy OR a great house. In today’s market, if you take too long to make a bid, someone else WILL beat you to the prize!

If the property you are looking at is in good condition, priced right and is in a good location, it will likely be snapped up quickly. This means that you should place your Offer as soon as possible — or, as I said, someone else WILL.

Advantages of immediately making an Offer

Of course, the main advantage of placing a bid quickly is to prevent anyone else from buying the Charlotte home that you love. The seller may accept your Offer and although they can accept a backup Offer, this is only valid if your contract fails to Close. If you make the first Offer, you will be able to negotiate on the price and terms of buying the property. You can even try making a lowball Offer. However, if there are already multiple Offers on the table, your ability to negotiate is quite limited. Remember, the early bird catches the worm!

Disadvantages of immediately making an Offer

There are also disadvantages to immediately putting in an Offer on a property. For example, if you are torn between two different properties and you find yourself under Contract on the first one, the second one may just not be available to you should you change your mind. Also, you will lose your Due Diligence fee, which will not be returned to you should you walk from the first Contract. Another disadvantage is that you will have likely paid inspection and appraisal fees, which are 100% non-refundable.

If you think you have found the perfect house, submit an Offer quickly. This will leave you with little doubt that you did everything you could to not let this home slip through your fingertips. 6 Words Charlotte Home Buyers Should Never Say – “I Think I’ll Sleep On It!“

Gone are the days when the dreaded words we heard were, “I think I’ll wait to see what the market is going to do.” Those buyers were commonly referred to as ‘fence-sitters;’ they were anxious about purchasing a home for fear that either the interest rates would continue to fall or the value of the real estate that they were interested in would continue to plummet.

Now, we’re faced with a totally new market in Charlotte real estate! We’re seeing multiple Offer situations on many of our listings; some of our listings are selling before they ever hit MLS due to our pre-marketing work. Most good listings are selling within the first week on the market–good meaning: good location, excellent condition and the price is competitive.

Recently, we’ve experienced quite the ‘race’ for purchasing hot new listings! If you are immediately notified by your agent that a property has just been listed that is IN your favorite neighborhood, fits your specifications and priced within your pricing parameters, have your agent get you into that home IMMEDIATELY! Have your agent bring an Offer to complete while you’re there and BE the first one to make an Offer on your dream home. Whatever you do, do NOT “sleep on it!”

You either know whether you love a home or you don’t. You know what your pricing parameters are, you know what you are looking for in a home so, be prepared to write that Offer.

I recently had a buyer for one of my hot new listings who proclaimed to their agent, “We’re going to sleep on it!” Lo and behold, my sellers accepted another Offer from more aggressive buyers who immediately saw the value in the home and made a full-priced Offer on our listing. Those first buyers are now looking frantically to find something comparable to our listing, with no success. They had the opportunity and it slipped right through their fingers–all because they thought they should “sleep on it!”

Let me add that I completely agree that this is a MAJOR financial decision that SHOULD take considerable time to ponder. As a buyer, I would not tour homes until I KNOW that I’m ready to make that decision–I’ve spoken to my financial planner, my CPA and my mortgage lender. Once the ‘planning’ is done, there’s really nothing to sleep on–you should be READY to make your Offer on your dream home when you find that dream home!

Don’t let your dream home get away! Before you search for your home, do your homework–speak with your CPA, your financial planner and get pre-approved by a reputable lender. NOW, you’re ready to make an Offer on that dream home–without sleeping on it!

Charlotte Real Estate Q&A | How is the Supply of Homes for Sale in the Charlotte Market?

How’s the Charlotte real estate market? Are we in a buyers market or a sellers market?

I probably get this question more often than any in my business–Are we still in a buyers market? Oftentimes, I have buyers contact me saying that they are ready to buy a home while we’re still in a buyers market. I explain to them that we are, indeed, primarily in a sellers market right now. Despite the data provided them to the contrary, the occasional buyer will request that we place a ‘low ball’ Offer on their dream home as though we were still in a significant buyers market. (Of course, I encourage them to make an Offer that is supported by the current market data that I provide them.) When these buyers lose a property, sometimes two properties, they then realize that we are most definitely in a strong sellers market. Other buyers are beating them out of the running (bidding war) by making appropriate Offers for the current market.

If you’re a buyer, thinking of buying a home in Charlotte NC or the surrounding areas, below we have listed the supply of inventory for the areas in which we serve in the metro region. Before you make an Offer on a home for sale, have your agent provide you the data showing the inventory in that particular neighborhood, average sales price as well as the average list price, yielding the sales-to-list price ratio. These are all good indicators of where you need to be with your Offer; a good strong Offer doesn’t always get you the home though–you also need to provide a pre-approval letter from a reputable lender and refrain from ‘complicating’ the Offer. Provide a strong, clean Offer and give it your all to be the one who wins that dream home!

Charlotte (city only) months supply is down nearly 50% year-over-year and holding strong for SELLERS at 4.8 months supply.

Fort Mill SC months supply is down nearly 50% year-over-year and holding strong for SELLERS at 3.9 months supply, one of the lowest in inventory in the Charlotte Metro region.

Cornelius NC (Lake Norman area) months supply is down 37% year-over-year and reflective of a buyers market, currently with a 6.9 month supply.

Huntersville, NC months supply is down 47% year-over-year and holding strong for SELLERS at 4.4 months supply of homes on the market.

Davidson, NC months supply is down 27% year-over-year, yet still a BUYERS MARKET with an 8.4 months supply.

Matthews, NC months supply is down nearly 50% year-over-year, in a strong SELLERS MARKET with a 5.3 months supply of homes for sale.

Indian Land SC months supply is down nearly 46% year-over-year, in a strong SELLERS MARKET currently with a 4.6 months supply of homes for sale.

Indian Trail NC inventory of homes for sale is down nearly 50% year-over-year, in a strong SELLERS MARKET currently with a 4.8 months supply.

US Home Builder Confidence Rises – Charlotte New Construction Sales are BOOMING!

There are 3 factors that substantiate our statement that the Charlotte real estate market is in full recovery mode:

New Construction: Nationally, privately-owned housing starts in March of this year were at a seasonally adjusted annual rate of 1,036,000. This is 7% above the February estimate of 968,000 and is 46.7% above March 2012 with start data of 706,000. We are also seeing a surge of activity in the new construction market in the Charlotte market as well. Many communities are selling out quickly and the construction jobs are opening up in the Charlotte metro region as well–both factors that are excellent economic factors in a recovery.
Distressed Properties and Mortgage Delinquencies: Mortgage delinquencies and foreclosures are down 3% year-over-year, according to Lender Processing Services, Inc. (LPS), a leading provider of data and analytics to the mortgage and real estate industries. This data represents March 2013, month-end mortgage performance statistics; the loan-level data represents approximately 70% of the overall market. According to LPS, we are also seeing a slight reduction in foreclosure inventory; foreclosure properties are under 5-million, for the first time in 5 years.During the past 12 months in the city of Charlotte, 8,880 single family homes were sold; of those sold properties in Charlotte last year, 1,151 were distressed, roughly 13% of all sales were distressed properties. Year-to-date (since January 1, 2013), 390 distressed properties Closed of the 3,323 total sales, approximately 11% of total sales in Charlotte were distressed properties.
Resale Data: Finally resales rose in March, marking an 8% increase over March 2012 sales in the entire Charlotte MLS. All home sales were up 24.2% year-over-year in March. As well, March 2013 resales improved 3% over February, 2013, despite the low supply of inventory.

Inventory in the Charlotte (city) real estate market has seen significant movement from a buyer’s market last year (9.8 month supply) to a seller’s market in 2013, with only 5.2 months supply of homes for sale on the market in March. Currently there is a 4.8 month supply, a 49% reduction year-over-year. Bear in mind that a 6-month supply is a neutral market, below 6 is a sellers market and above 6 is a buyers market.

See the most recent statistics on the March year-over-year data. Stay tuned for the remainder of the April numbers as we feel like, based upon our sales, those will be substantially higher than March.

McColl Partners, the Charlotte investment bank founded by former chairman Hugh McColl Jr., has been in discussions with Deloitte about a possible sale, a source familiar with the matter said.

The investment bank was expected to inform staff of the transaction this week, but it remained possible a deal might not materialize, the source said, declining to discuss terms.
