 Savvy eNews and Charlotte Real Estate Market Report for Week Ending JAN 12, 2012Although a wee bit cold in Charlotte, it’s been a great week for both buyers and sellers in Charlotte this week!  Buyers are taking advantage of the incredible interest rates while they last–at least until April.  Charlotte home affordability is second only to Omaha, NE, as reflected in the Kiplinger Report of the top ten most affordable cities in America – and, we’re #2!

If you’re a seller and currently have your home listed, keep that property on the market–the buyers who are out shopping are serious buyers and the supply has been greatly reduced year-over-year–a good sign for sellers.  Get a pre-spring jump on all of the competition by responding to your feedback NOW–if your price is too high now, it will still be too high in the spring!  Your competition is going to come on the market in full-force so, be sure your home is priced to sell before you’re undercut in the spring.

301 new single family homes were listed this week in Charlotte (city only) with an average list price of $240,729. Closed single family homes this week were 127, average days on the market average 116, and 244 single family homes went into Escrow this week with an average of 97 days on the market for the pending listings.

84 new condo listings came on the market this week in Charlotte (city only).  Only 25 condos Closed this week in Charlotte.  Days on the market are generally over 150 for sold condo listings.  59 condos went into Escrow this week.  It’s a little tougher to sell that condo right now but, with the DNC coming to Charlotte in the fall, we predict that the condo market is going to be booming again in the spring and summer months!
