Top 5 Charlotte Home Seller Tips in 2015
Most Charlotte home buyers expect move-in-ready homes these days. Buyers have recently been known to overlook a positively perfect home for them because they find a very minor flaw and do not want to have to do anything when they move in. So, before your first showing, consider these five Charlotte home seller tips so that your home will truly shine when you first put it on the market.
1. $300 for a Pre-Inspection is a MUST!
By being proactive and hiring an inspector do perform a pre-inspection, you’ll find out what potential issues need addressing prior to listing your home. This way, you’ll be confident that the inspection on your home isn’t going to run your buyer off! If you need a list of inspectors, please feel free to email, phone or text us for our preferred inspector list.
2. De-clutter
Nothing is more of a turn-off for potential buyers than a messy home – this home is going to be their home one day and if it’s filled with junk, it automatically appears to be too small for you – so, it’s likely too small for them. You are getting ready to sell and move anyway so, why not go ahead and pack up, donate or throw away items that are not used on a daily basis?
3. Make Those Repairs!
The problems that arose with the inspection or glaring items that you’ve been ‘meaning’ to get to WILL be found by the buyer’s inspector. Go ahead and address those before listing your home.
4. Clean the House from Top to Bottom
If the exterior needs power-washing, DO so even before your photos are taken! Clean out closets, scrub the baseboards; basically give your home a deep cleaning.
5. Are First Impressions Important?
You’re darn skippy they are! Repaint or stain the front door, clear the windows, doors, porches of cobwebs and give the landscape a facelift! You’ll be surprised how the ‘feeling’ of a buyer can change in just 1/2 minute as they stand outside the door awaiting their real estate agent to gain access (obtain the key). Look up, down and all around and remember…just remember, you don’t use your front door, but your buyers will! So, try entering your home through the front door and see what your potential buyers are going to see.
