Mortgage Lenders for Your Charlotte Home Loan

What are your lending options?One of the least understood aspects of Charlotte home loans is the different types of lending that is available to buyers.  Most buyers mistakenly assume they have to obtain a home loan from a traditional savings and loan.

There are several different types of lenders; here are the main types of mortgage lenders and how each of them function:

Mortgage Bankers:
Mortgage bankers are loan originators that operate with the sole objective to sell the loan they create to another source. Even though they will sell the loan they must have the ability to finance the loan in the first place and hold it until it is sold.

Mortgage Brokers: This type of lender does not actually originate the loan for your Charlotte home, they prepare the paperwork to submit to multiple lending institutions and get offers, from which they will present to you to select.  Their offers may come from any of the other types of mortgage lenders.  Many people believe that this type of loan is costly because of the additional work the brokers have to do to ‘shop’ for the loan for you but, they can oftentimes find the best rates for you.

Banks and Savings & Loans: These are the most common traditional sources of mortgage loans.  They use the backing of their depositors to fund mortgages.  In turn, they use the money paid by borrowers to repay the depositors’ interest for allowing them to use the money as an investment.

Credit Unions: Credit Unions operate in largely the same way a bank or savings and loan does by using money from a pool of depositors to finance investments in the form of mortgages and other types of loans. The difference is that most credit unions are operated out of a collective pool of closely associated people generally through a work place or professional organization.

What’s the Difference Between Foreclosures and Short Sales?

You’ve got to love reading through some of the Q and A on Trulia questions!  I always love to clear up the consumer’s questions that seem to be so plain and simple for us but, not so simple for those who are not in our business.  Here’s the short version of a recent question that I thought needed a bit of clearing up:

What is the difference between a foreclosure and a short sale and which is the best one to buy?


Answers to your real estate questionsIn response to the initial question – The difference between a foreclosure and a short sale is that a foreclosure is owned by the bank and a short sale is still owned by the homeowner of record. That homeowner is dependent upon the bank(s) approval of the sale of their property for less than what they owe on their mortgage(s). The short sale process can take awhile but, there are different schools of thought as to which is the best to purchase–short sales or foreclosures.

Consider this–Many homeowners who have lost their home to foreclosure, leave their homes angry and tend to stop maintaining or caring for their home, sometimes removing appliances and light fixtures as they are asked to leave their home, and sometimes even maliciously destroying their former homes as they leave the home. Many short sellers WANT to protect themselves from the 7-10 years of bad credit that a foreclosure can bring, therefore they do everything that they can to keep their homes maintained so that they CAN get a buyer and get out from under their mortgage with as little damage to their credit as possible.

Short sales can and often DO take longer than a standard home purchase or even a foreclosure but, the home that you buy, compared to other options (standard resale or foreclosure), can be in better condition and at a great price too.

Buying a foreclosure is easier on you and your agent but, if you have patience, a short sale can be the better investment, oftentimes requiring FAR less rehabilitation for you, as the buyer.
