3 Things to Which Sellers Simply Shouldn’t Say “NO”

The point of having your home for sale in Charlotte NC is to… well, SELL it, right? I mean, it makes perfect sense, doesn’t it? Yet, far too often, home sellers tend to think that selling is as easy as hiring an agent, putting a sign in the front yard, and soon, it will be SOLD. (This is the old REALTOR 3-P mantra–Put it in MLS, Place a sign in the yard and Pray it sells!)  This attitude, especially in this slower-than-normal real estate market, has left many sellers empty-handed. They say “no” when they should have said “yes.” They have all these reasons why they won’t say ‘yes,’ rather than just saying ‘yes’ with regards to their home for sale in Charlotte NC.

Well, in my humble opinion, here are just a few of those “don’t say no” to items:

Buyer Incentives

Slow market or not, you do have competition–as a matter of fact, our home supply has never been this high. What does this mean? You may have the best house on the block, but if your neighbor’s house has a higher perceived value (listed less than yours), yours will be left sitting when your neighbor sells.

By offering buyer incentives such as a home warranty plan, pre-paid homeowner association fees or credit toward the closing costs, you’re giving the buyer an increased value perception. Let’s face it; buyers want the best bang for their buck–again, especially NOW.

Home Showings

When an agent calls and asks if they can show your home, say YES! It doesn’t matter if they want to show it in five minutes or five hours, your answer should always be a resounding YES. I tell my sellers that I will, of course forgive hospitalization for a reason not to show–but, then again, you’re not at home so, why not?! If your home isn’t seen, it won’t SELL!

That one person to whom you said “no,” may have just been your ideal buyer. Another argument in favor of not declining showings: I have actually been with buyers reviewing their tour when I asked if they want to try to see a home whose seller declined an appointment that day, at a later date.

Their comment to me, “If they don’t want to show it, they don’t want to sell it and we don’t want to work with unmotivated sellers!”

Virtual Tours

Buyers like to be able to view a potential home online first. The best way for them to do this is with a virtual real estate tour, looking at the home with a more in-depth view. Because this is such a quickly growing trend, some buyers actually ignore listings without them, and you surely can’t afford to pass them up.

10 Important Staging Tips for Your Charlotte Home for Sale

You simply MUST showcase your home in a way that makes it stand above the competition and be incredibly enticing to potential buyers. One of the best ways to create this enticement is to stage your home so that buyers can see themselves living in your Charlotte home for sale.

Here are 10 very important things to do when staging your Charlotte home for sale.

1. Be proactive– Go ahead and make minor repairs: Go through your home and take care of issues like stuck drawers, missing cabinet hardware, and leaky faucets. This demonstrates to your potential buyers that you meticulously care for your home–a well-maintained home sells faster and for more money than one that shows wear and tear.

2. Remove personal touches:Buyers want to picture themselves in your home, not you and your family. Remove family photos, memorabilia and collections.

3. De-clutter:Clear the bathroom and kitchen counters. Take knick-knacks off the shelves. Pack away half of the kids’ toys.

4. Organize your cabinets and closets:Because interested buyers will look in all of your cabinets and closets, take the time to neatly stack dishes and fold towels. Arrange your spices and canned goods as neatly as possible.

5. Clean as though you’re expecting company:Scrub every inch of your home. Remove cobwebs and the dust collected on your ceiling fans. Scour the grout on the bathroom floor. Replace worn rugs. Hang fresh towels. Clean out your refrigerator.

6. Freshen your yard: Remove and replace dead or dying plants. Trim hedges, rake leaves and freshen the mulch in your beds. Clean the windows, inside and out.

7. Get rid of odors: Take out the trash daily and avoid cooking with strong foods or spices. Boil and apple and some cinnamon prior to the showings or bake molasses cookies or an apple pie–make your buyers feel like they’re home!

8. Think neutral:Neutral colors sell homes. Go ahead and repaint your rooms with a neutral color, especially if your home is decorated with very personal colors or wallpaper designs.

9. Make your rooms look larger: Take extra leaves out of your dining room table. Remove the extra chairs and bookcases in your living room.

10. Rent a storage unit:Don’t stuff your garage with all those items you packed away or removed from your rooms to make them look bigger. Keep your garage looking great by moving the boxes and furniture to a storage unit; you’re going to have to pack them to move ANYWAY! Increase Your Charlotte Home Value with These Renovation Ideas

Whether you’re planning on selling soon or just want a comfortable home to live in now, or a project for spring or the New Year, here are five projects that increase your Charlotte home’s comfort and value:

  1. Unveil hidden hardwood floors: Is there hardwood flooring hiding beneath your Charlotte home’s carpet?  If you’re not sure, pull up the carpet in an unnoticeable corner and investigate; this can easily be done with a flat head screwdriver.  If you find wood floors, you’ll probably need to refinish them, but that’s a lot less expensive than installing new hardwood flooring.
  2. Install flooring in your bathroom: Installation is typically the most expensive part of this home improvement, so if you can do it yourself, you’ll save quite a bit of money.  Choosing a neutral-colored tile adds the most value.  So, head out to the DIY store, take a class on how to install tile yourself and if you feel comfortable, here’s your projCharlotte NC Seller Tipsect!
  3. Add ceiling fans: Everyone loves saving money, and adding ceiling fans can actually help reduce your electric bill considerably.  Central air conditioning costs about 70 times more to run than a ceiling fan–that’s right seventy!  In the summer, fans can cool you by 3 to 8 degrees, allowing you to reduce the use of your A/C and still feel just as cool.   Use your ceiling fan in the winter too; just reverse the direction the blades rotate so the air flows up toward the ceiling, and keep the fan on low.   This circulates the warm air around the room without creating a chilly draft.
  4. Update bathroom and kitchen fixtures: Replacing outdated or unattractive fixtures is a low-cost, high-impact renovation project.  In bathrooms, put in new spa-style shower heads and towel bars.  Add new light fixtures, sink faucets, switch plates, outlet covers, cabinet knobs and drawer handles to kitchens and baths.  Choose items in colors and finishes that appeal to a wide audience.  You won’t believe how changing out knobs and drawer handles can change the room!
  5. Power wash your Charlotte home’s exterior: Make your home look almost as good as new by power washing away the grime.  Don’t forget about the driveway, walkways, garage and patio–another inexpensive way to make your home shine above the others!
