Are You Up for Selling Your OWN Real Estate?As I’m sure you are aware, the real estate industry is experiencing one of its worst down markets in history—at least locally it is.  The last thing you want to do is pay commission to a real estate agent, right?  Not to mention the fact that you’re nearly positive you can sell your own home just fine without having had any experience in doing so—it’s EASY!

Before sticking a “For Sale by Owner” sign up, however, you’ll need to make sure that you’re ready for the work and headaches entailed in doing so.

  • Time. Yes, you absolutely can sell your real estate on your own without the help of an agent but, it takes a lot of preparation and time.  How much is your time worth to you?  How much time do you have to spend preparing, pricing, marketing, procuring a buyer, showing and quite possibly even selling your home?  Before you set out on your own, make sure you can afford the time and energy investment requirements.
  • Service and value. Going it alone, you’ll lose out on a wide variety of services offered by Realtors®.  For example, many agents now provide home staging services as well as extensive advertising and marketing services both online and off.
  • Exposure. You also need exposure to buyers—real estate agents work together to help their sellers procure buyers for them.  Realtors® also belong to various organizations which allow sharing of listing information among other Realtors® and the public—your buyer.  As well, real estate marketing is our business—we do this full-time and we realize that 87%+ buyers find their homes online—on our sites.
  • Legalities. Selling a home involves contracts, closings and a multitude of legal issues that can make or break a real estate sale.  Real estate transactions have occasionally led to outcomes that were unexpected, including lawsuits.  A professional helps ensure that the contracts are legally sound, binding and carried out to the letter of the law.
  • Market knowledge. Realtors® have instant access to current market information. We are able to establish an accurate selling range within minutes after viewing your property.  Since the real estate market is in constant fluctuation, it’s important to have a complete knowledge of the market before pricing your own home.  Otherwise, your risk underselling or overpricing your home.  Public online sites’ estimates and comparable sales are NOT accurate and can cause you to make a costly mistake right out of the gate with your pricing.

You will also need experience with legal contracts and excellent negotiating skills.  Recent NAR reports that only 2% of homeowners who market their home for sale are actually successful—and many times, the buyer is a family member or a friend.

Unless  you have your finger on the pulse of the market,  chances are a costly mistake can and will be made. Absolutely—but, can you really afford to?

Why Are You Pricing Your Home Like Clothing at the Mall?

Sellers who really want to sell their property NOW so that they can move on, are more involved with analyzing their price point than ever before. It seems that most sellers want to price their property with something that ends in ’99’–$599,000 or $599,900, etc. Here’s what I ask them:

“You’re about to move to Raleigh and your Realtor® has set up a search for you through his/her MLS. Can you tell me what your price parameters are for that search? When you’re searching online at night for homes in the Raleigh (or destination city of choice), what price points do you use in your own search?”

They’ll say, “We’re moving up a bit so, we enter $600,000 – $700,000.”

“What if you were searching from $600,000 to $700,000 here in Charlotte? You would completely MISS this home in your search! Had you priced it at an even $600,000, you would capture buyers from both the $500,000 – $600,000 AND the $600,000 – $700,000 ranges. Setting the price at $599,000, will cause you to lose an entire group of buyers for your home!”

They look at me for a minute and my analytical-minded clients have an ah-ha moment! Then, they competely agree with me!

Try it, it WORKS! I recently listed a townhome in a complex that had 23 townhomes on the market when we listed. We priced the property at an “even” price and we were under contract in 10 days–last one on the market, first one off! If you searched MLS for the even number, either way (least price or highest price) you would catch this listing! When you look at the others, every one of them were ‘off-beat’ numbers and were missed by 1/2 of their prospective buyers.

Stop pricing your homes as though they were sale-price clothing at the mall!  Use those ’round’ numbers and see how it works for you. You’ll instantly expand your pool of buyers!

10 Important Staging Tips for Your Charlotte Home for Sale

You simply MUST showcase your home in a way that makes it stand above the competition and be incredibly enticing to potential buyers. One of the best ways to create this enticement is to stage your home so that buyers can see themselves living in your Charlotte home for sale.

Here are 10 very important things to do when staging your Charlotte home for sale.

1. Be proactive– Go ahead and make minor repairs: Go through your home and take care of issues like stuck drawers, missing cabinet hardware, and leaky faucets. This demonstrates to your potential buyers that you meticulously care for your home–a well-maintained home sells faster and for more money than one that shows wear and tear.

2. Remove personal touches:Buyers want to picture themselves in your home, not you and your family. Remove family photos, memorabilia and collections.

3. De-clutter:Clear the bathroom and kitchen counters. Take knick-knacks off the shelves. Pack away half of the kids’ toys.

4. Organize your cabinets and closets:Because interested buyers will look in all of your cabinets and closets, take the time to neatly stack dishes and fold towels. Arrange your spices and canned goods as neatly as possible.

5. Clean as though you’re expecting company:Scrub every inch of your home. Remove cobwebs and the dust collected on your ceiling fans. Scour the grout on the bathroom floor. Replace worn rugs. Hang fresh towels. Clean out your refrigerator.

6. Freshen your yard: Remove and replace dead or dying plants. Trim hedges, rake leaves and freshen the mulch in your beds. Clean the windows, inside and out.

7. Get rid of odors: Take out the trash daily and avoid cooking with strong foods or spices. Boil and apple and some cinnamon prior to the showings or bake molasses cookies or an apple pie–make your buyers feel like they’re home!

8. Think neutral:Neutral colors sell homes. Go ahead and repaint your rooms with a neutral color, especially if your home is decorated with very personal colors or wallpaper designs.

9. Make your rooms look larger: Take extra leaves out of your dining room table. Remove the extra chairs and bookcases in your living room.

10. Rent a storage unit:Don’t stuff your garage with all those items you packed away or removed from your rooms to make them look bigger. Keep your garage looking great by moving the boxes and furniture to a storage unit; you’re going to have to pack them to move ANYWAY!
