Purchasing foreclosures and short sales can represent an awesome opportunity in terms of value but there are just several things you should think about before you jump into that foreclosure market. It’s important to have an agent who knows the process, who knows possible pitfalls and can help you navigate that foreclosure world. We’ve had a lot of experience with foreclosures both on the selling side and on the listing side.
On the selling side as a buyer make sure your agent is aware of all of the things that are involved in foreclosure buying. For example as I work with my buyers who are interested in foreclosures, most foreclosures the vast majority are sold as-is. As-is meaning the bank is not going to do any repairs on them. So you are still allowed to have an inspection done and it is absolutely critical that you do. But just know that the repairs that might come up as being needed from that inspection are not going to be done from from the bank.
However in our experience we have been able and been successful at getting the bank to complete different types of repairs before the deal gets done. The other thing is to be sure that there are clean title to the property. Banks most of the time do a great job in the foreclosure process of knocking out all other liens on the property, except for tax liens. Tax liens are liens that can’t be wiped away as easily as other liens. So make sure your agent does the proper research to be sure that note there are no tax liens that exist on the property.
