Today the realization that our market has truly turned hit me! Viewing a list of 10 showings for a buyer today, scheduled yesterday, 3 of the 10 are now under Contract–before we even set out to show our buyers! Another buyer, interested in a home that they toured yesterday, have found themselves in a multiple Offer situation. This is happening repeatedly and our best advice for the week is…
If you find that house that you just have to have, by all means, go ahead and put that Offer in and do it NOW! Another lesson that we learned this week is that one of our clients won a bid on a home in which we were competing with an unrepresented buyer. The seller opted to sell to the buyer working with us, even at a lower price! Their agent told us that their sellers preferred working with buyers who have their own agents–they ‘didn’t want to take on the liability of the unrepresented buyer.’ So, if you’re a buyer trying to make an Offer on a property without an agent, try hiring an agent! We’re ‘free’ to the buyers and not only will sellers prefer to work with you when you are represented but, you’ll be provided the expertise and professionalism that only an experienced real estate agent can offer. Keep in mind, we sell dozens of homes each year and are well versed in the ins and outs of buying real estate in our area.
