How Your Charlotte Real Estate Agent Will Use a Lockbox
Back in the 50’s and 60’s, sellers would simply leave their homes open and any Charlotte real estate agent could come by and show the home at any time to their potential buyers. There were almost no security issues ‘back in the day’. However, now, because of potential safety/crime problems, we now utilize the handy, dandy lockbox!
Lockbox History
Attached to a door handle, gate, water faucet or gas meter, lockboxes hold keys to Charlotte homes for sale. These lockboxes were invented in the 70’s, and opened by a key that your REALTOR® possessed. In the 90’s, the electronic lockbox replaced the older key model. The electronic type is what most property professionals use today to make sure your home remains safe while it’s for sale.
In 2008, the electronic lockbox took another big step forward in technology, and can:
- Alert the seller’s REALTOR® when the key to a particular home has been accessed
- Provide the buyer’s agent with extra information about the home, including instructions from the homeowner, such as “Don’t Feed the Dog.”
- Allows your Charlotte listing agent to set parameters on the times that these lockboxes can be accessed by others. (I typically keep mine set for access from 9 a.m. to 9 p.m. with an appointment, of course.)
Why You Should Use a Lockbox
Charlotte homes for sale that use a lockbox are shown more often because it’s easier for REALTORS® to have access. There are different fees charged for the use of a lockbox. When Charlotte home sellers hire a real estate professional, they get free use of a lockbox as part of his or her service.
When to Use a Lockbox
You may want to have your Charlotte real agent put your lockbox on a schedule instead of making the house available around the clock. This will allow you to control the use of the house, and ensure that no one uses it during off hours.
All in all, the use of a lockbox by your Charlotte real estate agent is a great idea. It’s safe and convenient, not only for you but, also for REALTORS® and their potential buyers.
