Touring the Dilworth community almost daily these days, we are constantly asked the question, “How’s the real estate market in Dilworth?” We can’t tell you how delighted we are to tell buyers that our neighborhood market is truly BOOMING! If you don’t believe those words, here is the most recent Dilworth Charlotte real estate market report for 4/16/2013.
The recession brought median prices on homes in Charlotte down significantly. Dilworth was not completely spared and many of the new construction homes became stale on the market in the community with numerous resellers slashing their prices more than they really expected to have to…simply because, “It’s Dilworth after all!” Dilworth has a reputation of showing appreciation even in the slowest of markets but, the recession even touched on Dilworth more than we really expected it to!
Fast forward to 2013 and note that our median home sales prices in Dilworth are currently up 38.3% year-over-year and over 50% increase since 2005! Needless to say, we have some very happy Dilworth home sellers in 2013!
Inventory is a bit of a problem for Dilworth home buyers in 2013 though, with a drastic reduction (down 57.3%) year-over-year and a similar supply as we had in 2005. Again though, happy Dilworth home sellers!
In fact, new listings in the Dilworth neighborhood are below January, 2005 historical data – but, good news for buyers, up almost 2% year-over-year.
Dilworth Charlotte Closed Sales are up over 20% year-over-year and back to 2005 historical data–nearly to 2006 stats.
And, finally Dilworth price per square foot is up nearly 11% year-over-year and rallying back to 2006 prices–yet another reason for our neighbors to be celebrating in Dilworth!
