3 Things You Shouldn’t Say No To With a Home for Sale in Charlotte NC
The point of having your home for sale in Charlotte NC is to… well, SELL it, right? My job is not to simply ‘list‘ your home for sale but, to get it SOLD! Far too often, home sellers tend to think that selling is as easy as hiring an agent, putting a sign in the front yard, and praying that it sells.
This attitude, especially in the current real estate market, has left many sellers empty-handed. They say “no” when they should have said “yes” to some key points in getting a home sold in Charlotte NC. They give all of their reasons why they won’t “A, B or C,” when just doing “A, B or C” can get their home SOLD in Charlotte NC!
In my humble opinion, here are just a few of those “don’t say no” to items:
Buyer Incentives
Regardless if the market is good or bad, you DO have competition. What does this mean? You may have the best house on the block but, if your neighbor’s house has a higher perceived value, yours will be left sitting there.
By offering buyer incentives such as a home warranty plan, pre-paid homeowner association fees or contributing a credit towards the buyer’s Closing costs, you’re giving the buyer more perceived value. Let’s face it; buyers want the best bang for their buck.
Home Showings
This one’s easy-peasy! When the showing service phones and asks if an agent can show your home, say YES! It doesn’t matter if they want to show it in 1 hour or five hours, your answer should always be yes. I tell my sellers that I will, of course forgive hospitalization for a reason not to show–but, then again, you’re not there so, why not?! Your home won’t sell from the curb or from even our best marketing efforts if the potential buyer can’t get in to see it. That one person to whom you said “no,” may have just been your ideal buyer.
Another argument in favor of not declining showings: I have actually been with buyers reviewing their tour when I asked if they want to try to see a home whose seller declined an appointment that day, at a later date. Their comment to me, “If they don’t want to show it, they don’t want to sell it and we don’t want to work with unmotivated sellers!” As I tell my sellers, this time in your life is what I refer to as ‘listing hell!’ Your home has to always be show-ready and you feel like people are just invading your home every time you turn around. When you open your home up to as many potential buyers as want to come through your home, the process will go quicker than you think!
Virtual Tours
Buyers like to be able to view a potential home online first. The best way for them to do this is with a virtual real estate tour, looking at the home with a more in-depth view. Because this is such a quickly growing trend, some buyers actually ignore listings without them, and you surely can’t afford to pass them up.
