Listing Your Charlotte Home for Sale?
You may want to be sure that you have double-checked how your listing is viewed online! I was recently speaking with a couple who have been on the market for quite sometime and wanted to know why they were getting very few showings.
It took about 5 seconds to spot 2 major flaws:
- The photos were terrible
- The ranch home was listed as a 2-story!
Ranch homes are typically hot sellers in the area and especially in their community. The fact that buyers and their agents were viewing the property as a 2-story in the data, we’re certain has caused a considerable delay in selling their Charlotte home. The photos didn’t help either.
Sellers should always follow-up on the marketing that their agents are doing for them. Grammatical errors and spelling faux pas can truly hinder the sale of your home. Large mistakes such as the ones above are critical and must be addressed immediately. As the Chicago Tribune sites in the below article, these errors can be fatal.

One misplaced letter in your entry in the local multiple listing service can be comical, as is the one above that Jane Peters of Power Brokers International in Pasadena, Calif., discovered. Or it can be fatal.
For example, if your house is listed on Polar Lane when it is actually on Poplar, your place may never be found, even if it is the cream puff everyone is looking for. The same holds true if the school district is incorrect, the ZIP code is wrong, the number of bedrooms is misstated, or the map coordinates are inaccurate.
“It’s not always the price that prevents a sale,” says Jim Crawford, an agent with RE/MAX Paramount Properties in Atlanta, who specialized in expired listings in the early 1990s. “Sometimes the listing is so totally flawed — incorrect data, price, directions — that no one can find it.”
