Two Key Ingredients to Selling Your Charlotte Luxury Home

Staging and Professional Photography Used to SELL Your Charlotte Home.

I’ve always been a fan of staging and professional photographer/videography but, have to share this success story with you…

Defining luxury in Charlotte NC luxury homes for saleI had a fabulous listing that was beautifully decorated and the sellers were still residing in the property.  The market was incredibly slow during the holidays but, we tried listing it nonetheless.  As I said, the home was gorgeous and so spotless, you could have eaten off of the floors!

We had professional photos taken and listed the property.  With very few showings and some instances of the sellers not being able to accommodate showings, we received a few fairly low Offers which the sellers would not accept but, no serious buyers were putting their best feet forward for us.

My sellers opted to proceed with the purchase of their new home and move.  We pulled the listing and when the sellers Closed on their new home, they vacated the property.  The 3-story luxury home was left sparsely furnished and we were afraid that the home just wouldn’t show as well as we’d like.

Charlotte luxury homes should have the look and feel of luxury and this home just needed a stager’s touch.  We had the home staged but, took our time because January was cold and the landscape just didn’t have the umph that it typically does.

We then hired a photographer and videographer to put this beautifully staged home into action online!  The tour was simply spectacular and was a true video.  The photos were wonderful and my biggest problem when they were delivered to me was selecting only 16 (the maximum that our MLS allows to be uploaded)!

We put a lockbox on the door and activated the listing.

For 12 days, my phone didn’t stop ringing!  We had 9 showings and numerous inquiries about this stunning Charlotte luxury home!  Day 12, we went under Contract and subsequently received several more calls from agents and buyers to please let them know if the property didn’t Close because they were prepared to present Offers!

Staging and professional photography were incredibly helpful in getting this home SOLD!  My sellers got more money for the home than reflected in the previous Offers and I truly believe that I could have sold this home 5 times over!

Despite the sellers having gorgeous decor and an immaculate home during the first month on the market, the property did not sell.  The same property, two months later, complete with staging and incredible media to highlight that staging, went like a hot cake!

If you’ve tried to sell your beautifully decorated Charlotte luxury home with no results, consult a stager.  The difference between staging and decorating is significant and a true professional stager knows how to showcase your home.  Couple that with professional photography and videography and you have your two key ingredients for successfully selling your Charlotte luxury home.
