11 Ways to Sell Your Home Faster (WITHOUT Dropping the Price)

From leaving the house for showings and open houses to having to keep the place spotless at all times, having a home on the market can be a nerve-wracking endeavor. Once you’ve made the decision to sell, you want to know that you won’t be in this anxiety-filled limbo forever. You want to hand over those keys, collect your check and move on — literally!

So, without lowering your asking price, what can you do to sell your home in a hurry? The following are 11 strategies that will help your property sell quickly without your wallet taking a heavy hit.

1. Declutter.

Few things detract from the beauty of a home quite like clutter. Though straightening and organizing is rarely the way most homeowners want to spend their days, it makes a huge difference. We’re not just talking about scrapping the junk mail either. Rid your entryways and mud rooms of extra coats, bags, and boots. Keep those countertops clear, and don’t forget to straighten up inside the kitchen and bathroom cabinets!

2. Rent a storage unit.

Try removing one third of your items — especially from closets — before putting your home on the market, as this will make your home appear more spacious. Consider renting a storage unit rather than stuffing your basement or attic — because buyers look there as well!

3. Clean like you’ve never cleaned before.

Whether you’ve lived in a home for a few months or a few decades, some stains become invisible to you. While not every visitor will perform the old white glove test, they will notice things like dirty windowsills and dusty shelves. (And that crusty stuff on the bottom of your oven needs to go too.)

4. Up your curb appeal.

If a property looks well-cared for from the outside, chances are it’s been well-maintained on the inside too. Plus, prospective owners look at a lush lawn as one less thing they have to deal with after they move in.

5. Remove personal items.

As hard as it might be to imagine that no one wants to see your Beanie Baby collection, it’s true. Not only will quirky displays distract would-be buyers, they can turn them off to the property completely. Don’t take that chance.

6. Be your own marketing machine.

While having a great agent in your corner is half the battle, don’t be shy when it comes to spreading the word on your own. You never know who has friends or family looking for new digs!

7. Make sure your photos are perfect & plentiful.

Most buyers will form a first impression of your home based on online listing photos. So you definitely don’t want to leave picture-taking to an amateur. An experienced photographer knows how to show off each room to its full advantage. Don’t miss an opportunity to attract buyers by allowing your space to look cramped and dark.

8. Make minor upgrades (that make a major difference).

Fresh coats of paint brighten up rooms and make them appear fresh again. If you don’t have the money to splurge on a major kitchen renovation, consider inexpensive updates like switching out the hardware or light fixtures. If you’re willing to invest a bit more, replace an outdated appliance or two.

Something as simple as cleaning the grout in your bathroom will go a long way toward making the place shine.

9. Keep the pets (and their odor) out.

While you might think of your pet as a furry family member, not everyone is going to be as fond of Fido — or his funk. You may be immune to the scent of your cat or dog, so ask someone you trust to tell you if your home has an odor as that proves a major turnoff to buyers.

Once you’ve got the smell under control, make sure your pet is not on the premises for any showings. People with allergies or those who fear an unfamiliar pooch not only feel more comfortable but take the time to explore rather than run back to their car.

10. Adding a closet, adds a bedroom.

If you have a den or home office and believe your place would sell faster if it had another bedroom, adding a closet is easier than you think. If you’re handy, instructions abound, making this a DIY project for any weekend warrior. Rather leave it to the pros? Homeadvisor.com estimates the average cost to build a 6.5 feet wide walk-in closet is around $1,500, which is a small investment compared to how much value another bedroom adds to your home — and its asking price.

If this takes your three-bedroom home to a four-bedroom and that’s what sells fastest in your neighborhood, it’s time to start planning.

11. Take care of anything that will pop up during inspection.

You know that loose handrail you’ve been ignoring? Fix it. Now. If you’re aware of problems that will undoubtedly appear on a home inspector’s report, deal with them as soon as you can so you don’t waste time or lose a potential buyer.

9 Quick Tips to Get Your Charlotte Home Sold Faster

If you’re short on time, here’s a list that’ll take you one minute to read and will give you 9 tips to get your Charlotte home sold faster:

  1. Tips for getting your Charlotte home SOLD in any marketSet the right price.  A Charlotte home priced correctly from the start will sell faster.
  2. Provide a thorough disclosure statement.  This builds trust between you and your prospective buyer.
  3. Add a one-year home warranty.  They’re reasonably priced and provide peace of mind for the buyer.
  4. Offer financial incentives. There are a variety of financial incentives you can offer depending on the needs of the home and the buyer.  Here are a few to consider:
    1. Cost to replace the carpet
    2. Cost to replace the roof
    3. Cost to repair a problem that is found during the home inspection
    4. Part or all of the buyer’s closing cost
  5. Make your home shine. Fix it.  Paint it.  Clean it.  Polish it.  If there’s anything you’ve put off, do it now.  Your home has to be at its very best.
  6. Get a pro’s opinion.  Ask your agent what they recommend you do to get your home in tip-top shape for marketing.   Then do it!
  7. Stage your home. This has proven to be one of the best things you can do to get your home sold faster and for more money.  Many real estate agents now provide staging services for their clients, so ask your agent about this.
  8. Remain unemotional.  Keep emotions out of decisions you make when selling your home, especially during the negotiation process.  Look at this as strictly a business transaction; you’ll stay sane and sell your home faster.
  9. Work with qualified buyers.  Ask your agent to qualify buyers before submitting any offers to you.  Qualified buyers should submit at least a pre-qualification but preferably a pre-approval letter from a reputable lender with their Offer.

Foreclosure or Short Sale–What’s the Difference?

Losing your home to foreclosure is a painful event that continues to haunt you long after your home has gone back to the bank. Your credit score is severely affected and, regrettably, most people cannot be sure that they will remain safe from foreclosure because they haven’t foreseen the “unexpected.” Such events as serious illness, a major accident, divorce or job loss can happen to anyone at anytime. It’s a good idea to understand the available alternatives should such devistating events occur in your life.

So, what IS the difference between a foreclosure and a short sale? Simply put, the homeowner still owns the property with a short sale; when a property has been foreclosed upon, the BANK/LENDER owns it. The foreclosure process is quite expensive for the banks/lenders so, they generally PREFER you short sell the property than for them to proceed with a foreclosure. With a short sale, the owner still lives in the property and maintains it as normal–with a foreclosure, the distressed property is left vacant and is generally in ill-repair.

A short sale MUST be listed in your local MLS with a Realtor®. Your short sale specialist works to negotiate the short sale FOR you and follow the process all the way to Closing on your property with you. The bank/lender MUST reach an agreement with you and your buyer as to price and other contractural agreements as well as a Closing date. Again, your short sale specialist handles the communication of this entire process for YOU.

As well, with a short sale, the damage to your credit is far less extensive as with a foreclosure. A short sale can be erased from your credit in as short a period as 6 months and can take up to 2 years as opposed to at least 7 years with a foreclosure. The ability to get a handle on your finances early in the game is imperative–contacting your Charlotte NC short sale specialist can save you more than you know. You are able to reside in the property until the deal is Closed–a far more ‘respectable’ alternative to being evicted when the bank forecloses on the property.

Foreclosure is, by far, the worst available option for you. The result of a foreclosure is the lender taking ownership of your home/property. You will not only lose your property but, the bank/lender can obtain a judgment against you for the amount that you owe plus the costs for the foreclosure process that the bank/lender incurs. Your credit will be ruined for many years to come, further worsening your financial situation. This makes obtaining any credit, incredibly difficult. There is absolutely nothing positive about foreclosure. Avoid foreclosure at all costs.

Consider a short sale rather than allowing a foreclosure on your property. A short sale is an option for property owners with serious financial issues. In the case of a short sale, one sells their home for less than what they owe the bank/lender. Some lenders will not agree to a short sale however, most prefer it to going through the lending institution’s expense of a foreclosure. This is a time that you MUST have someone working for you that KNOWS short sales. Experts advise pursuing a short the minute you realize that you are in trouble. The longer you wait and the farther behind in your mortgage that you get, the less likely your bank/lender is willing to allow a short sale.

Any option is better than foreclosure! Do everything that you can before foreclosure occurs and do it as quickly as you possibly can. DO NOT WAIT! Consider a short sale and check with a short sale specialist before foreclosure is the only option remaining for you.
