Experts expect the real estate market to continue to see growth in 2021. The growth will largely be driven by the lasting impact the pandemic is having on our lives.  All of this extra time at home has us reevaluating our homes, including offices, classrooms, etc. and what we may need in a home moving forward.

The good news is that, for homeowners, this will be a fantastic year to make a move for several reasons. Here are the top 3 reasons buying a home in 2021 is a savvy move…

1. Mortgage Rates Are At Historic Lows

Continued low rates have certainly set buyers up for significant long-term gains. In fact, now, it is less expensive to borrow money for a home loan today than it has been in years past. Although mortgage rates are expected to remain relatively low in 2021, even the slightest increase can make a big difference in your payments over the lifetime of a home loan. So, NOW is a huge opportunity to capitalize on these lower mortgage rates before they start to rise.

2. Financial Future

Did you know that 58.7% of homes in the U.S. have at least 60% equity, and 42.1% of all homes in this country are owned free and clear of NO MORTGAGE. (*Data from John Burns Consulting)


As well, nationally the average equity homeowners gained since last year is $17,000. That’s significant! What a wonderful opportunity for homeowners to put their equity into making a move into a home that better fits their changing needs in 2021. Another added benefit of knowing home values are on the rise (while mortgage rates are so low) should help you feel confident that buying a home now, before prices rise even higher, is a strong long-term investment.

Fort Mill Real Estate Market ReportEven during the winter months, Fort Mill continues to be one of the Metro region’s hottest real estate markets.  Charlotte, being right on the state line of North and South Carolina, borders this popular South Carolina town.

A Fort Mill commute can be shorter to Uptown Charlotte than many areas within the city itself! This pristine South Carolina town offers a variety of home styles, prices, lake and golf course living and excellent schools.  Low SC taxes also draw a good number of our Charlotte area relocation clients to Fort Mill.

TOP 4 Charlotte Area Zip Code Sales for AUG 2018

What are the top selling zip codes in Charlotte? For the month of August, 2018, the 28269, 28214, 28277 and 28278 zip codes logged the most sales in the city of Charlotte. As you can see by the map below, the ‘hot spots’ in the city were on the periphery. Inner city sales prices have risen over the past 5 years, sending Charlotte home buyers to the ‘burbs.’

Top Selling Charlotte Zip Codes AUG 2018

Thankfully, development in these areas have made each of them quite desirable. Here’s a breakdown of this month’s top selling Charlotte zip codes:

Zip Code 28269:

This area is considered North Charlotte, also known as the University area (UNC-C is located here) and the area continues to boom as it offers easy access to Uptown, commercial growth and recent access to public transportation along the light rail line.

Zip Code 28214:

This is known as the Mountain Island Lake area to locals and this area is growing tremendously with the new Riverbend Village to be completed in early 2019. This regional, mixed-use development will house 330,000 SF of retail space, 182,500 SF of office space and 505 residential units.

Zip Code 28277:

This is known as the Steele Creek area with much of the 28278 zip code bordering on Lake Wylie. How Long do Homeowners Stay in Their Homes in Charlotte NC?

Charlotte Homeownership Tenure Has Increased

Past data historically shows that most Charlotte residents lived in their homes for 4-5 years. With Charlotte being such a large financial, technology and healthcare city, those jobs tend to involve more relocation needs than others. Hence, the transient nature of Charlotte’s population.

However, The Great Recession changed all of that! Those fortunate enough to maintain employment during the recession were absolutely not interested in selling their homes – at all!  This went on for 4+ solid years. Imagine living in a home too small or too large for you for that amount of time.

Hence, the National Association of Realtors’ (NAR) historical data on the median tenure of homeownership (same home) has changed dramatically. As the graph below shows, over the last twenty years (1985-2008), the median tenure (nationally) averaged six years. However, since 2014, that average is almost ten years – an increase of almost 50%.

Why the dramatic increase?

While Charlotte’s average is probably two to three years less than the national average, we are still seeing a considerable increase. The fall in home prices during the housing crisis left many homeowners in a negative equity situation (where their home was worth less than the mortgage on the property). Also, the uncertainty of the economy made some homeowners much more fiscally conservative about making a move so, ‘staying put’ was their best option.

Charlotte homeownership tenureWith home prices rising dramatically over the last several years, that negative equity has turned to 95.3% of homes with a mortgage, now being in a positive equity situation, according to CoreLogic.

With a much improved economy and wages on the rise, many Charlotte homeowners are in a much better financial situation than they were just a few short years ago.

One other reason for the increase was brought to light by NAR in their 2018 Home Buyer and Seller Generational Trends Report. According to the report,

“Sellers 37 years and younger stayed in their home for six years…”

Homeowners, who are either looking for more space to accommodate their growing households or for better school districts to do the same, are likely to move more often (compared to typical sellers who stayed in their homes for 10 years). The homeownership rate among younger buyers, however, has still not caught up to previous generations either.

The Bottom Line

In Charlotte, a large portion of homeowners are not in a house that is best for their current circumstances. Whether it be baby boomers living in an empty, four-bedroom colonial, or a millennial couple living in a one-bedroom condo, planning to ‘grow’ their household.

These Charlotte homeowners are ready to make a move but, with the lack of housing inventory, they are facing a major challenge in the current housing market. When inventory begins to rise, we will likely see homebuyers taking the plunge.
