5 Great Reasons to List Your Charlotte Home During the Holidays

5 Great Reasons to List Your Charlotte Home During the Holidays

List your Charlotte home for sale during the holidaysEvery year, about this time, at least one of my sellers will ask, “Should we wait until after the holidays to list our home?” Some even ask, “Should we take our home off of the market for the holidays and put it back on the market on January 1?”

My answer is always – you can list now with less competition than in the spring and know that the buyers who come through your home during the month of December are SERIOUS buyers!

Here are five great reasons to list during the holidays:

  1. Relocation buyers are out there shopping and they are very serious buyers. Many companies restructure during the month of November and insist that their new employees be in their destination cities/offices by the end of the year.
  2. You can restrict the showings on your home to the times you want it shown. You remain in control of your showing times.
  3. Homes actually show better when decorated for the holidays – just don’t over-do it!
  4. As I mentioned above, there is minimal competition for you as a seller right now because all home sellers think exactly as you asked – “Perhaps we should wait.” Inventory of homes for sale traditionally slows during the late fall, early winter months.Let’s take a look at listing inventory as compared to the same time last year; as you can see those October, November, December & January months have the least amount of competition on the market.Housing supply month to month

5. The supply of listings increases substantially after the holidays. As well, new construction will continue to surge which can very well lessen the demand for your house in 2019.

Bottom Line

While waiting seems like a good thing to do, it really doesn’t make sense to do so.

Thinking of selling your Charlotte home? Let’s talk!  Call or text (704) 491-3310 and let’s wrap up your home sale during the month of December!

Three Questions to Ask Before Selling Your Home By Owner

11/05/2018 by Debe Leave a Comment

Three Questions to Ask Before Selling Your Home By Owner

Real estate technology has made giant strides over the past few years, allowing home buyers to search for properties online.  As well, this technology is giving home sellers the perception that they have the ability to research their home’s value and even accept offers to purchase their home conveniently online.

Are you a homeowner who is thinking about selling your home on your own? Ask yourself these three questions before you follow the inclination to go it alone.

Three Questions to Ask Before Selling Your Home By Owner

What is my home worth?

Your home is an investment and you should protect it – just like in a traditional selling scenario, you could be leaving money on the table if you accept the first Offer. Consider an opinion from an experienced real estate agent who is familiar with your neighborhood and the local real estate market.  Also take note of home improvements needed to be made as well as those that have been done. These projects are not considered in online evaluation tools – but, an experienced real estate agent will know what each improvement will bring as far as your return on investment (ROI).

Who will represent me and my interests?

When you choose to use an experienced, full-time agent, your interests and your investment, can be better protected. Real estate agents can offer guidance on more than just pricing but, on contracts, paperwork, negotiations and much more. When selling on your own, you are representing yourself and therefore taking on all the work AND the liability that goes with it.

How quickly will I sell my home?

Your home may very well take a few more days to hit the market, which can include additional days for staging, needed renovations and repairs. As a real estate professional, I’m here to guide you through the ‘preparation’ stage so that you will have a much more successful sale. Your speed of sale once listed, is based on a variety of factors including location, available buyers and how motivated you are. A seller’s agent can help you understand the process, point out unnoticed faults of the property before going on the market and negotiate fair contract terms, all while helping you accomplish your goal of selling your home quickly.

Thinking of selling your home on your own? Let’s talk first! Call or text me at (704) 491-3310 – or email me at DebeM@remax.net.

5 Reasons to SELL YOUR CHARLOTTE HOME NOW!

01/28/2018 by Debe Leave a Comment

5 Reasons to SELL YOUR CHARLOTTE HOME NOW!

Here are five great reasons listing your home for sale this winter makes perfect sense:

#1 – Demand Is Strong

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand even remains very strong throughout the vast majority of the country. With Charlotte being one of the top 5 cities in the nation for relocation, it’s no surprise that our traffic ranking is quite high – and has been for the past 4 years. These buyers are ready, willing and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market. Spring market typically sees a strong surge of new listings – why compete?

#2 –  There Is Less Competition Now

Housing inventory is at the 2-month supply mark, well below the 6-month supply that is needed for a normal housing market. This means that, in Charlotte, there are not enough homes for sale to satisfy the number of buyers in the market. This is good news for homeowners who have gained equity as their home values have increased. However, additional inventory will be coming to the market soon.

Historically, the average number of years a homeowner stayed in their home was 5, but has hovered between nine and ten years since 2011. This is yet another sign that there is a pent-up desire for many homeowners to move, as they were unable to sell in years past (following the recession) because of a negative equity situation. As home values continue to appreciate, more and more homeowners will be given the freedom to move.

The choices buyers have will continue to increase. Don’t wait until other inventory comes to market before you decide to sell beat the competition!

#3 – The Process Will Be Quicker

Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and much simpler as buyers know exactly what they can afford before home shopping. According to Ellie Mae’s latest Origination Insights Report, the time to close a loan has dropped to 44 days and we’re seeing a trend closer to 35 here in the Charlotte Metro region with our clients.

#4 – There Will Never Be a Better Time to Move Up

Why you need to sell your Charlotte home NOWIf your next move will be into a premium or luxury home, now is the time to move up! The inventory of homes for sale at these higher price ranges has forced these markets into more of a neutral market and some price ranges, even into a buyer’s market. This means that if you are planning on selling a starter or trade-up home, your home will sell quickly AND you’ll be able to find a premium home to call your own!

Prices are projected to appreciate by 4.7% over the next year according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

#5 – It’s Time to Move on With Your Life

As I age, I begin to realize more and more just how important moving for a lifestyle change really is. My husband and I finally made a move to live more centrally within the city. I can’t tell you how much change that has made in our lives – from commute time to area enjoyment and taking in more local activities than ever before. Look at the reason you decided to sell in the first place and determine whether it is worth the wait. Is being with family important? Is being located near healthcare important? Don’t ever put anything above being able to have the freedom to move on with your life the way you think you should – especially not money!

Only you know the answers to the questions above. Take control of the situation by putting your home on the market if you feel the time has come for you and yours to move on and start living the life you desire.

That is what is truly important.

Of course, you may have a reason beyond these 5 reasons to sell your Charlotte home now – so, let’s talk!  – Call or text (704) 491-3310!  Listing and SELLING homes is our specialty. If You’re Thinking of Selling Your Charlotte Home, CALL NOW!

If You’re Thinking of Selling Your Charlotte Home, CALL NOW!

As the final data on the 2017 Charlotte housing market files in, we can definitely say one thing: If you are considering selling, IT IS TIME TO LIST YOUR HOME!

How did we finish 2017

1. New-home sales were at their highest level in a decade. In fact, in all Charlotte MLS, new construction sales were up 15.4% year-over-year.

2.  Sales of previously owned homes were at their highest level in more than a decade. In all Charlotte MLS, resales were up 3.6% year-over-year.

3.  Starts of single-family homes were their strongest in a decade and applications to build such properties advanced to the fastest pace since August 2007.

4.  Average Sales prices in Charlotte are up from $196,544 5 years ago to $285,727 at the end of 2017…up a whopping 45% in 5 years!

And Bloomberg Business just reported:

“America’s housing market is gearing up for a robust year ahead. Builders are more optimistic, demand is strong and lean inventory is keeping prices elevated.”

And the National Association of Realtors revealed that buyer traffic is stronger this winter than it was during the spring buying season last year.

The only challenge in our real estate market is a severe lack of inventory. A balanced market would have a full six-month supply of homes for sale in Charlotte. Currently, there is less than a two-month supply of inventory. This represents a decrease in supply of 20.0% from this same time last year.

Bottom Line

Thinking of selling your Charlotte home? Let's talk!Basic supply & demand at it’s best is being demonstrated in the Charlotte market. With demand increasing and supply decreasing, this IS the perfect time to get the best price for your home. Let’s get together to see whether that is the case in your neighborhood.

Top 10 Charlotte Home Seller Tips for 2018

Top 10 Charlotte Home Seller Tips for 2018

If you’re considering selling your Charlotte home  then you may want to take inventory and identify what needs to be addressed before placing your home on the market.

First Impressions are Critical

Top 10 Charlotte Home Seller Tips

Put yourself in your buyers’ shoes.
Enter your home starting at the front door and ‘tour’ your home as though you were a buyer.  When a buyer is viewing your home, remember, they are going to be critical of every single aspect of your home. **Remember, this may very well be their new home!   Does your home ‘flow’ nicely?  Are your colors coordinating?  Are all repairs made?  Does your home smell clean?  Is your home bright and welcoming? What ‘feeling’ do you get when you walk through the front door? Do you feel closed-in or is open, welcoming space the dominant feeling?

Even though Charlotte home inventory is low, pricing and preparation of your home are still keys to a successful sale.

Here are 10 top priority tips for Charlotte home sellers:

  1. Front Elevation - A Welcoming EntryThe Front Door:  Many of us pull into our garages, rarely ever even using our front door other than to greet guests from the inside—never seeing what our guests see as they’re standing at the door waiting for us to greet them.   A clean, freshly painted front door with a new welcome mat is the best way to give your buyers a truly positive first impression.  Fresh seasonal flowers in a nice pot also make your buyers feel at home before they even enter the front door!
  2. Address any deferred maintenance:  A pre-inspection is always a great idea – even newer homeowners can have hidden repairs that will be discovered with the buyers’ inspector.  These items tend to elongate the list of repairs that the buyers find and put doubt in their minds as to how well the home has been maintained in general.  Glaring items are important to address pre-listing such as caulking, broken seals on windows, dripping faucets, etc.  Those little things also give buyers pause, wondering if there are hidden issues since the glaring ones haven’t been addressed. However, once under Contract, the larger items (HVAC, roof, crawl space/structural/fungal growth) are the deal-killers once under Contract.
  3. Neutral colors:  This is likely one of the biggest complaints buyers have when touring homes with loud or bright colored paint.  The paint may have been your child’s favorite color of purple but, neutralizing that one room can make a huge difference in buyers’ opinion of your home.  It’s a ‘cheap’ investment that goes a long way in getting your home SOLD! Don’t think that color doesn’t matter – it may not be a ‘spoken’ thought but, if the colors are neutral, the buyers tend to have a more positive experience while touring your home. **Remember, as all of us are busy these days, so are your buyers; buyers do NOT want to have to paint. So, if you’re thinking that the buyers would prefer to pick their own color(s), you’re going to take a ‘painting allowance’ hit that is higher than it would cost you just to do the work and neutralize NOW. Otherwise, if they don’t like the colors, they may not even consider your home.
  4. De-Personalize:  Buyers love looking at photographs and trying to ‘figure out’ your familial status…are you downsizing?…is your family growing and you’ve grown out of the house?…will the same thing happen to them?  You don’t want buyers looking at your photos, you want them looking at your HOUSE!
  5. De-Clutter:  Cleaning closets and drawers are just as important as cleaning the carpets.  Buyers are going to open the cabinets, drawers and closets and you don’t want them to think that you have run out of room in your house (meaning that there isn’t enough storage in your home).  Get rid of it by giving it away, selling it or packing what you’re not currently using. What remains that is used, replace it in an orderly, clutter-free fashion. ** Remember, you’re soon going to be packing anyway – why not start now?
  6. Garage:  You may choose to use your garage for storage but, your buyers may want to park their cars in there.  If the garage is full of furniture and boxes, the buyers can’t see that they will have a good sized garage for parking.  De-clutter as above in #5 or rent storage space and clean out that garage!
  7. Floors:  Do your hardwoods need to be refinished?  Does the carpet need cleaning or replaced?  Gone are the days that buyers want a ‘carpet allowance.’  Buyers want move-in ready and floors are an important item that they will be looking at very closely.
  8. Windows:  Clean your windows and screens and let the sunshine IN!  If you have windows with a broken seal (cloudy in between the two layers of glass), go ahead and have them replaced.  This is an item that inspectors WILL find and buyers WILL ask for you to replace them.  You have more time now to replace those windows than you’ll have on your hands while you’re packing to move!
  9. Kitchen updating before selling your home in Charlotte NCKitchen:  Kitchens and baths are the most important parts of the house to many buyers.  If your kitchen needs updating, go ahead and do that NOW – again, buyers do NOT want any updating to do when they move in.  As our lives are so much busier than ever before, buyers during the last 4-5 years have been bypassing homes that need updates.  We see it all the time – the bones are excellent but, they want move-in ready.  **Remember to be sure that all cabinets, drawers, the pantry and countertops are all clean and well-organized.
  10. Landscaping:  Outdoor living areas are huge this year!  Buyers want maintenance-free and want a lovely yard (or garden).  Be sure that your flower beds have a few seasonal annuals blooming and fresh mulch to make a clean, finished landscape.  Get rid of weeds and trim the hedges.  Also, be sure that all of the children’s toys and bicycles are stored away properly and not left on the driveway or lawn.

Bonus tip for selling your Charlotte home when you do get it ready for the market:  VACATE your home when potential buyers come to visit.  DON’T be the elephant in the room!  Your presence will make it difficult or awkward for the buyers to discuss their thoughts and feelings openly with their agent or partner. They will also rush through your home so as not to cause YOU any inconvenience with them being there.
