Rich People are Splurging on Million-Dollar Homes Again. Here’s Why.

Yes, the wealthy are splurging once again on million-dollar homes in Charlotte NC.  Here’s why according to the Washington Post.

First, let’s talk Charlotte!  Our Charlotte luxury market has rebounded quite nicely and continues to move at a rate in which we are more accustomed.

All things considered, 2007 was our ‘top-of-the-market’ year.  As our data is somewhat limited from ’07, here is what we will use to compare Charlotte sales in all $1,000,000+ sales in the area.

Historical Data – Charlotte Million Dollar Home Sales – 2007

2007 Charlotte NC Sales Million Dollar Real Estate Market

As you can see, 237 homes sold for $1M+ in an average of 60 days and at a 97% list-to-sales price ratio.

In 2011, our market was incredibly slow, but showing some recovery in the lower-priced market.  The high-end was stagnant and sales prices were at a 10-year low.

2011 Myers Park SalesAs you can see, average list-to-sales price ratios were averaging under 90% and days on the market, month-by-month, exceeded 200 during most months in 2011.   During 2011, only 85 homes sold for over $1,000,000!

During the last 12 months, Charlotte million dollar properties have shown incredibly positive recovery with 178 sales in the price range, selling at 95% list-to-sales price and in 120 days.  The average ‘over-a-million’ sales price has risen to $1,469,487 for an average of 5,670 square feet.

*Note:  Current month sales show a slight decline in list-to-sales price ratio with fewer DOM (Days on the Market).  That could mean that when sellers receive an Offer, they are coming to terms far sooner in order to move forward during the holidays – we often see this during this time of the year.  Bear in mind, for some sellers, time IS money and is the most important factor in getting their home sold.  (Yes, to some, it’s more important than the dollar amount!)

Charlotte luxury home market sales are up significantly since 2011 and continue to show improvement in all areas –

  • Fewer and fewer distressed high-end homes for sale in the Charlotte Metro area
  • Higher sales prices – nearing the peak of the luxury market in 2007
  • Fewer days on the market
  • Higher list-to-sales price ratio in the Charlotte luxury home sales.

Charlotte Area’s Jobless Rate Lowest Since May 2008

jobless rate in Charlotte Metro region downCharlotte continues the recovery process with the lowest jobless rate since the recession began.  The Charlotte Metro area posted unemployment rates at 6.2%, down from its lowest since September 2013 or 7.4%.  Areas showing the strongest growth include:

  • Professional and business services – 8,700 jobs added for a 6% gain
  • Trade, transportation and utilities – 6,500 jobs added for a 4.6% gain
  • Construction – 2,500 jobs added for a 6% gain

The Charlotte area’s jobless rate dipped to 6.2 percent in September, its lowest level since the post-recession recovery began, new government figures show.

Yes, we believe Charlotte’s recovery process is wrapping up nicely!  Of course, being in the real estate business, we love seeing the construction-added jobs showing a 6% gain.  GREAT news for the Charlotte real estate recovery process!

Charlotte Chamber – Charlotte-Mecklenburg New and Expanded Business

Charlotte Economic News 2014Charlotte continues to reflect a healthy economic recovery with low unemployment and a robust real estate market.  We are often seeing multiple Offer situations, especially in our inner-city neighborhoods, extending out into the Ballantyne area.  The Lake Norman area is a bit slower recovering, yet data reflects positive movement in that market as well.

American Airlines merge with US Air, making Charlotte Douglas International Airport the second largest hub for the largest airline in the world.  MetLife & XPO Logistics move to Charlotte contributed significantly to the South Charlotte/Ballantyne area’s rise in economic standing.

With interest rates remaining at an all-time low, expect 2014 to be a healthy follow-up year to one of the best years we’ve experienced in recent decades.

Development: Charlotte’s November Home Sales ‘Robust’

Charlotte NC Real Estate News | How’s the Charlotte Real Estate Market Q4?

Charlotte home sellers are feeling some relief knowing that homes are selling for more, quicker than they were…and even in December, typically one of our slowest months.  As shown below, total sales are up 18.8% year-over-year for the entire metro area (Charlotte’s sales are up 35%).  The problem that we’re facing now, is that there are serious buyers in search of the perfect home and the supply is quite low in the 12-county metro region.

Closed sales in the Charlotte Metro region below, demonstrate that the mid- to higher-end homes are moving considerably more than they were in the past two years.  New businesses brought to the region added the icing on the cake to those typical relocation moves to the area from the existing professional fields as well as the Charlotte homeowners who have been waiting for the past 4 years to make their move.  The luxury market is finally heating up once again and we’re seeing new construction on the rise as well.

Distressed property inventory has declined dramatically and banks are holding out longer to get their listing prices.  In the Charlotte (city), home sellers are receiving 95% of their list price.

Home buyers beware!  With low inventory and frequently seen multiple Offer situations, sellers are standing firmer on their price.  Still, it’s a wonderful opportunity for great pricing with historically low mortgage interest rates.  Now truly IS the time to buy!

How's the Charlotte Real Estate Market Doing?

From the Observer this week:

Charlotte NC real estate market news

Charlotte-area home sales rose 35 percent in November compared to the previous year, leading the local Realtor association to describe the jump as “robust.” The increase is particularly noteworthy given the housing market is in a traditionally low-point in the sales cycle.

Both the median and average sales prices also rose, according to the Charlotte Regional Realtor Association report released Monday.

The average price in November was $204,413, up 6.2 percent compared to last year’s average of $192,414. The median price, $160,000, was up 5.6 percent from last year.

“We’re actually in the historically weakest part of the selling season, but home prices are continuing to rise, largely due to decreased supply and solid demand,” said association president Jennifer Frontera. “This is good for sellers.”

The average list price in November was relatively flat at $223,175, up a slight 0.6 percent from last year.
Sellers are also receiving 92.2 percent of what they are asking for, up from 90.7 percent last November.

As Housing Market Strengthens, Prices Rise at Lower End

Charlotte NC Real Estate Recovery | The Process Continues

The housing market continues to gather strength, according to new data released Tuesday, and in a particularly encouraging sign, the price gains appear to be spreading to the lower end of the market in many cities.

The Standard & Poor’s Case-Shiller index for July showed an annual gain of 1.2 percent in the price of single-family homes across 20 cities. Prices rose 1.6 percent from June, the third month in a row that all 20 cities posted month-over-month gains.

However, in four cities, including New York, prices are still down from a year ago. In New York, prices increased 1.2 percent from June but fell 2.6 percent from July 2011. Atlanta, Chicago and Las Vegas also showed year-over-year declines.

Still, price increases showed up even in the cheapest homes.

Luxury homes never lost as much value as lower-end houses, and their prices have shown more strength in the nascent recovery.  But now, the gap between price gains in the higher end of the market and the lower end has narrowed considerably, according to data from Zillow, a real estate Web site that divides homes into three price groups.

“Companies are growing more upbeat about the U.S. economy this year and plan to take on more workers as demand improves, a survey showed.”

Charlotte NC Real Estate Recovery“Some 78 percent of businesses, the most in a year, project the world’s largest economy will expand more than 2 percent in 2012, according to the National Association for Business Economics’ April survey released today in Washington. The share is up from 65 percent in the group’s January report.

About four in 10 firms, the most since July 2011, said they expect employment to pick up in the next six months, showing businesses are looking beyond higher oil prices and Europe’s debt crisis. At the same time, 66 percent said they expect no change in prices in the next three months, indicating Federal Reserve policy makers will have room to keep interest rates low to nurture the almost three-year-old expansion.”
