Fort Mill Real Estate Market ReportEven during the winter months, Fort Mill continues to be one of the Metro region’s hottest real estate markets.  Charlotte, being right on the state line of North and South Carolina, borders this popular South Carolina town.

A Fort Mill commute can be shorter to Uptown Charlotte than many areas within the city itself! This pristine South Carolina town offers a variety of home styles, prices, lake and golf course living and excellent schools.  Low SC taxes also draw a good number of our Charlotte area relocation clients to Fort Mill.

How’s the Fort Mill residential real estate market doing?
Here are the final numbers for November sales:

  • 82 Fort Mill single family homes sold and Closed in September, 2018.
  • Average list price was $394,904.
  • Average sales price, $377,018, a 95.4% list-to-sales-price ratio.

Fort Mill Real Estate Market ReportYou’ll feel as though you’re taking a step back in time as you go just across the NC/SC state line into Fort Mill, SC.  Many residents found their way into Fort Mill for the lower taxes and the fabulous school system, which many consider the best in the state.  The affordable homes, the proximity to Lake Wylie as well as easy access to top jobs in the city (Charlotte), have even drawn many former Mecklenburg County ‘down south’ to Fort Mill.

In 2018, Fort Mill continues on pace with solid appreciation, each and every month. Inventory is rising in each category with the exception of the $400,000 – $550K price range, down just a bit to 0.2%, year-over-year. Average price per square foot has risen in each price range with the exception of the $400,000 – $550K range.

Days on the market (DOM) have reduced 3-8% – 7.1% in the lower two price ranges – the $400,000 – $550K price range has increased 3.8% year-over-year to 81 average DOM.

Despite the rise in inventory in much of Fort Mill, the market remains below a 6-month supply, a solid sellers market. The high-end priced homes ($550K+) is approaching a neutral market with a 5.7 month supply, a 23.9% year-over-year increase.

Fort Mill Real Estate Market ReportJust a short drive across the North Carolina state line, via I-77 into South Carolina, you’ll find the quaint city of Fort Mill.  Many residents have found their way into Fort Mill for the lower taxes and the fabulous school system, which many consider the best in the state.  The affordable homes, the proximity to Lake Wylie as well as the jobs in the city (Charlotte), have drawn many former Mecklenburg County ‘down south!’

Fort Mill continues on pace with solid appreciation, each and every month. Inventory is rising in each category with the exception of the $400,000 – $550K price range, down 10% year-over-year. Average price per square foot has risen in each price range with the largest increase being 6.3% year-over-year in the $550K and above range.

Days on the market (DOM) have reduced 3-8% – 11.8% in each price range with the exception of the $300,000 – $400K price range, which has increased 21.2% to 80 average DOM.

Despite the rise in inventory in much of Fort Mill, the market remains below a 6-month supply, a solid sellers market. The high-end priced homes ($550K+) is approaching a neutral market with a 5.5 month supply, a 12.2% year-over-year increase.
