It’s an Unprecedented Sellers’ Market

It’s an Unprecedented Sellers’ Market

I received an email this morning with an article about how sellers are ‘finally feeling comfortable selling again.’ I almost wrote back and asked what planet the sender was on! Our sellers have felt comfortable selling since mid-2012 and we’ve been in a strong sellers’ market since February, 2016.

If you don’t own your home (meaning outright or carrying a mortgage), the median sales price should be a wake-up call! Where else can you invest your money and garner a 13+% increase in value in 12 months – not years, MONTHS – ONE YEAR! That is unprecedented. If you do own, have you thought about adding investment property/properties to your portfolio?

Sellers are in the driver’s seat when they receive 3+ Offers in 2021. That doesn’t mean it’s not a great time to buy as well. When have you seen interest rates this low? For sellers, they are able to call the shots with multiple Offers in-hand.

  • Over the past year, buyer demand is soaring like it never has before – not even during the years of 2005-2007.
  • According to NAR, homes are selling twice as fast as they did in 2020 at this time, getting multiple Offers and exponentially increasing in value, putting homeowners squarely in the driver’s seat.
  • Thinking of selling your Charlotte area home this spring or summer? Let’s talk! Let me show you how to leverage your position as a seller in today’s market. Call me at (704) 491-3310 today.

There’s a Difference Between Decorating & Staging – A BIG Difference!

There’s a Difference Between Decorating & Staging – A BIG Difference!

I feel like I’ve shared this tidbit before but, for the life of me, can’t find my post! Regardless, it’s worth repeating…

Have you ever noticed that decorators have a tough time putting the kibosh on ‘designing’ homes they are prepping for sale? Everyone knows a decorator/designer and many times when I suggest a stager, I hear, “Oh my BFF is a decorator – I’ll have her come in and help!”

It’s just NOT the same! I belong to a very large city group and was recently tagged on a post by a homeowner who has now listed their house. It is in a neighborhood that I had a buyer looking but, they weren’t ready to list when my buyer was ready to buy. Now they have had to reduce the price and she is reaching back out to everyone who showed any interest.

I opened the ad and felt like I was looking into one of those psychedelic posters from the 70’s! Now, the décor was fabulous and certainly not from the 70’s but, there was so much ‘stuff’ that I couldn’t even see the rooms. The beautiful tchotchkes were everywhere…and as mesmerizing as a psychedelic poster!

Instead of “Oh my goodness, I love your house,” there were dozens of comments, asking about particular pieces of furniture and many of the tchotchkes the readers loved. The commenters wondered if she would sell those items before she moved.

Others were asking who her decorator was! To me, that one question is a sure sign that the house (which is what is actually being sold here) is being overlooked.

There is a HUGE difference between decorating and staging; when you’re selling, you don’t want the former! The explanation that I give my sellers with decorator friends is that the more items a decorator sells to you, the more money they make. Stagers are minimalists; their job is to show off your house, not your STUFF! Staging isabout creating ambiance and appeal for buyers.

What Residents Like Best About Living in Charlotte

What Residents Like Best About Living in Charlotte

I always enjoy listening to the 40-under-40 responses each year as the Charlotte Business Journal interviews the winners of this prestigious award. I’m always interested in where they attended college, what they have achieved, where they work, their job/title and my favorite question – “What do you like best about living in Charlotte?“

Charlotte Skyline

Here are some of the highlights that the 40-under-40 like best about living in the Charlotte region:

  • The welcoming and collaborative spirit of the Queen City
  • The restaurants – the culinary experience is out of this world!
  • The variety! One can walk on miles of greenway trails, shop at six different grocery stores, and order some of the best pizza available.
  • Proximity to the mountains and beaches
  • The number of parks and greenways
  • The availability of concerts and sporting events
  • Charlotte has that small-town feel and culture, but all the attractions and amenities of our country’s largest cities
  • The weather — we get the best of all four seasons!
  • The melting pot of people from all over the country…and the world
  • Reasonable cost of living
  • The warm and friendly people with their touch of Southern charm
  • Neighborhood walkability— to parks & area playgrounds, shops & restaurants
  • Variety of things we have locally — Whitewater Center, great restaurants, Carolina Panthers
  • It’s the perfect mesh of Southern charm and city living
  • Being a part of our growing city
  • The changing seasons
  • Charlotte has it all — from big-city life in uptown to rural farmland in the outskirts
  • Because Charlotte has it all, we seem to attract people from all over the country (and all over the world!), leading to an amazingly diverse population
  • The variety the area has to offer
  • Charlotte is the best all-around city—great opportunity, interesting work, easy commutes, access to arts and culture and an easy-to-navigate airport
  • The people and community
  • Not too cold; not too hot
  • Nice Uptown
  • Quiet suburbs
  • Small enough where you run into everyone you know at the grocery store, but then there is a very sophisticated business environment that allows for a high standard of living
  • Quality of life
  • Proximity to the coast and mountains
  • The cost of living relative to other large cities
  • Charlotte Douglas International Airport makes business travel easily accessible.
  • Charlotte is the perfect balance. Work pace vs. Southern charm; urban vs. green space; summer vs. winter
  • The sports venues
  • Music venues
  • Local breweries
  • Having lived in the Midwest, not owning a snow shovel is nice
  • Being an active member of the culinary landscape of Charlotte
  • This city does a great job welcoming newcomers
  • There are so many ways to get involved and have impact
  • You can live life at a fast or slow pace, depending upon the part of the city in which you reside
  • The community engagement opportunities.
  • Charlotte has so many benefits of big-city living, but without the pitfalls of mega-city living that sometimes make day-to-day life unnecessarily difficult and burdensome.
  • Charlotte feels like a cosmopolitan city in the sense that most people I’ve met have chosen Charlotte as a destination.
  • This region always feels like it’s on the cusp of something.
  • The wonderful people here—this city only has two degrees of separation.
Charlotte Neighborhoods

Having lived here for decades, I can attest to hearing some version of each and every one of these statements from those who I have helped relocate to the area. As I keep up with my clients after they purchase, I’m always anxious to hear how they are enjoying their neighborhood and living in the area.

Each of these comments put a smile on my face because it’s exactly how I feel and exactly my hopes for my clients — that they will feel exactly like this after living here a short while. It warms my heart that they do!

If you’re thinking of relocating to the Charlotte Metro region, I’d be happy to share the hidden gems here in the city with you as well as the obvious, fabulous things to love about living here! Need to know where to find the best slice of pizza pie near your new neighborhood? Yes, I can tell you that too! Call or text me at (704) 491-3310 or email CharlotteBroker@icloud.com

Things to Do & Places to Go in Charlotte – Sycamore Brewing

Things to Do & Places to Go in Charlotte – Sycamore Brewing

I’m not one who spends a lot of time at our local craft breweries but, I do know a good brewery when I experience one! We recently hosted a client appreciation event at one that we had heard wonderful things about – and the team had given me a big thumbs-up on – Sycamore Brewing. Their tagline “Drink Carolina Proud” is demonstrated consistently in its award-winning, easy-drinking, locally-brewed craft beer. This family-owned brewery is rooted right here in Charlotte, North Carolina.

Sycamore Brewing Charlotte NC

We rented the space and had, not only craft beer that exceeded our expectations but, impeccable service. I have to say that my favorite was the Strawberry Basil Cider – perfect for a cool winter evening. The food service for the event was Papi Queso Food Truck – among one of the most popular in the city and boy, did she ever exceed expectations as well!

Client Appreciation Event Sycamore Brewing Charlotte NC

At Sycamore Brewing, the beer is fresh, made with top-notch ingredients – exactly as they set out to brew – “beers that bring people together and drink easy from the first sip to the last.” So, if you like exceptionally fresh, tasty craft beer, we encourage you to gather a few friends and enjoy a brew at Sycamore!

What’s on tap at Sycamore Brewing?

What else do we love about Sycamore? They are pet-friendly! Many of our clients brought their fur babies to the event – how wonderful was it to see them interacting with everyone!
